Toronto Home Sales Post Steepest Drop Since February on Economy

Greater Toronto Area home sales fell 5.2% in September from August to 5,174 units, marking the second consecutive monthly decline and the steepest drop since February as economic uncertainty sidelined buyers, according to data from the Toronto Regional Real Estate Board.
"We know there is substantial pent-up demand in the GTA, with many households fully intending on purchasing a home in the months ahead," said Jason Mercer, the board's chief information officer, in a statement.
Pricing and Inventory Metrics
The board's home price index decreased 0.5% month-over-month on a seasonally adjusted basis to C$924,600 ($648,296). On an annual comparison, market activity slowed further as year-over-year home sales dropped 9% alongside a 14.4% decline in new listings.
These adjustments follow shifts in Canadian monetary policy and regional housing supply trends. Real estate economists track these metrics to gauge consumer confidence and mortgage demand across Ontario's urban centers.
Buyer Hesitation and Macro Pressures
"These would-be homebuyers want to take advantage of today's more affordable housing market, but they need to be confident that their employment situation will remain solid and inflation will not put pressure on borrowing costs over the long term," Jason Mercer said.
