Stifel raised its price target on DiamondRock Hospitality (NASDAQ:DRH) to $13.50 from $13.25 following stronger-than-expected third-quarter trends, while maintaining a Hold rating on the lodging real estate investment trust.
The target adjustment comes as recent analyst commentary highlights resilient group booking demand and healthy short-term transient travel across the company's portfolio of hotels and resorts. DiamondRock operates a lodging platform with properties spanning major urban markets and resort destinations.
Operational Metrics Exceed Guidance
The upward revision builds upon strong fundamental performance earlier in the year. According to market reporting, comparable revenue per available room for the six months ended June 30, 2026, rose 4.8%.
That six-month performance outpaced DiamondRock's full-year 2026 guidance range of 2.5% to 4.0%. Building on that momentum, third-quarter revenue per available room and total revenue per available room are currently trending upward in the mid-single digits.
Resort Properties Outpace Urban Assets
The composition of DiamondRock's portfolio reveals distinct geographic performance splits during the peak summer travel months.
- Resort properties: Experiencing faster revenue growth compared to urban locations.
- Urban hotels: Contributing steadily but trailing the leisure-led acceleration seen at destination resorts.
- Transient and group segments: Both July and August exceeded prior projections, driven by steady group business and healthy short-term leisure demand.
What Drives Lodging REIT Valuations
For real estate investment trusts focused on hotels, revenue per available room serves as a primary gauge of operational health, combining occupancy rates and average daily room rates into a single metric. Unlike multi-family or industrial real estate, hotel portfolios reprice daily, making them particularly sensitive to shifts in consumer discretionary spending and corporate travel budgets.
The modest price target bump by Stifel reflects cautious optimism as the company navigates the back half of 2026, balancing outperformance in resort leisure travel against broader macroeconomic pressures facing the hospitality sector.
