Morgan Stanley Upgrades Lineage Stock to Overweight on Demand
Morgan Stanley upgraded Lineage Inc. to Overweight with a $47 target, citing occupancy recovery and easing cold-storage headwinds.

Morgan Stanley upgraded Lineage Inc. (NASDAQ:LINE) to Overweight from Equalweight, issuing a $47.00 price target as cold-storage demand shows signs of structural stabilization.
The rating change reflects improving physical occupancy rates and easing industry headwinds across temperature-controlled logistics networks, according to an Investing.com report.
Occupancy Inflection and Headwinds
Physical occupancy at Lineage facilities posted a positive inflection point, rising by 50 basis points year-over-year in the second quarter of 2026. This marked a reversal following steep occupancy declines of 320 basis points in the second quarter of 2024 and 330 basis points in the second quarter of 2025.
Analysts at Morgan Stanley pointed to several industry pressures that are beginning to abate:
- Inventory destocking: Food manufacturers and retailers have largely worked through excess stockpiles accumulated during post-pandemic supply chain adjustments.
- New supply deliveries: The pipeline of competing cold-storage construction has moderated, reducing new capacity pressures.
- Trade volatility: International shipping and tariff uncertainties have stabilized compared to prior quarters.
Financial Performance and Guidance
Alongside the operational recovery, Lineage reported second-quarter revenue of $1.36 billion. The company generated adjusted EBITDA of approximately $320 million and adjusted funds from operations of about $198 million, translating to $0.76 per share.
Reflecting these improving operational metrics, management raised its full-year AFFO guidance to a range of $2.80 to $3.05 per share.
Market Response and Share Pricing
Meanwhile, shares of investment bank Morgan Stanley (MS) traded at $215.35, down 0.41% on volume compared to a previous close of $216.24, according to Finnhub market data.

Specialized real estate investment trusts operating temperature-controlled warehouses face unique capital expenditure cycles. The transition from multi-year occupancy contractions to positive year-over-year growth suggests that demand for perishable food infrastructure has reached an inflection point, supporting higher valuation multiples for dominant operators in the sector.
