Vicor Buys New Hampshire Real Estate for Fab-2, Fab-3 Expansion

Vicor Corporation acquired New Hampshire real estate in Merrimack and Hooksett to build ChiP Fab-2 and Fab-3, expanding manufacturing footprint.

Vicor Corporation is expanding its manufacturing footprint by acquiring new real estate in New Hampshire to support the construction of two upcoming semiconductor facilities, as rising demand for artificial intelligence infrastructure pushes its existing production capacity toward its limits.

The power-module manufacturer purchased a 334,000-square-foot building situated on 66 acres in Merrimack, New Hampshire, alongside an additional 54 acres of land in Hooksett, New Hampshire. These properties are slated to house the company's ChiP Fab-2 and ChiP Fab-3 operations, bringing Vicor's total manufacturing footprint to nearly one million square feet once fully developed.

Scaling Beyond Andover Operations

The New Hampshire expansion follows high utilization rates at Vicor's existing primary manufacturing site. According to the corporate announcement, the company currently operates its ChiP Fab-1 facility in Andover, Massachusetts, which occupies 320,000 square feet across 16 acres. With existing capacity approaching limits, management initiated the New Hampshire land and facility acquisitions to secure the physical space required for future volume increases.

Construction timelines for the new sites are already underway, with ChiP Fab-2 carrying an estimated one-year lead time to initial deployment.

Market Response and Trading Data

In the public markets, Vicor Corporation (VICR) shares experienced downward pressure alongside the facility announcement. According to Finnhub market data, Vicor stock closed at $184.73, marking a decline of 6.66% from its previous close of $197.91.

Supporting Advanced AI Workloads

The capacity additions are tied directly to the performance demands of advanced computing clusters. Vicor holds proprietary intellectual property for Vertical Power Delivery (VPD) technology, a power-conversion architecture designed to overcome current limitations found in traditional multi-phase Voltage Regulators (VRs) and Integrated Voltage Regulators (IVRs) when powering high-performance AI processors.
