US 30-Year Mortgage Rate Crosses 7% For First Time Since 2025
The average US 30-year fixed mortgage rate hit 7.07% on Thursday, crossing 7% for the first time since May 2025 amid oil and bond market pressures.

The average 30-year fixed mortgage rate reached 7.07% on Thursday, marking its first time crossing the 7% threshold since May 2025 as geopolitical tensions and Treasury market pressures push borrowing costs higher.
"It's been a rough couple of days for the bond market," said Matthew Graham, chief operating officer at Mortgage News Daily, in a statement regarding the rate increase. "Yesterday, it was Treasury Secretary Bessent and the reaction to the Treasury buyback announcement. Today it is an overnight surge in oil prices and a lackluster reaction to the Producer Price Index (PPI)."
Macroeconomic Drivers Behind the Spike
Mortgage rates have climbed steadily since the outbreak of the Iran war. Prior to the conflict, the average 30-year fixed rate had fallen to a low of 5.99% the day before hostilities began.
Bond yields, which dictate mortgage rates, have faced persistent upward pressure. According to a CNBC report, recent market turbulence stems from a combination of Treasury buyback announcements, escalating crude oil prices, and inflation data from the Producer Price Index that failed to reassure fixed-income investors.
Consumer Impact and Housing Costs
The rising rate environment directly increases borrowing expenses for prospective homebuyers. For a buyer purchasing a $430,000 home with a 20% down payment, the monthly principal and interest payment is $244 higher than it was at the end of February.
These higher financing costs add to affordability challenges in the housing market, as buyers contend with both elevated property valuations and increased borrowing expenses.
