BNP Paribas Exane lowered its price target on Restoration Hardware to $81 from $90 while maintaining an Underperform rating, citing ongoing margin pressures and international drag. The downward revision runs counter to the luxury home retailer's recent bottom-line beat, highlighting persistent Wall Street concerns regarding long-term leverage and profitability.

Tariff Refunds Lift 2026 While Future Estimates Fall

While BNP Paribas Exane adjusted its fiscal 2026 estimates upward largely due to one-off tariff refunds, the firm simultaneously lowered its fiscal 2027 and fiscal 2028 projections. According to the research note, the longer-term reductions stem from continued gross margin compression risks and the financial weight of scaling international operations.

The cautious analyst stance follows a strong second-quarter fiscal 2026 earnings report for the company (NYSE: RH). Restoration Hardware posted earnings per share of $2.70, significantly outpacing the forecasted $0.39, while quarterly revenue reached $922.2 million compared to expectations of $915.44 million.

Debt Profile and Capital Structure Concerns

Beyond operating margins, analysts have focused heavily on Restoration Hardware's balance sheet structure. Debt represents 61% of total capital for the luxury retailer, contributing to an elevated leverage profile that leaves the company vulnerable to macroeconomic shifts in consumer discretionary spending.

High leverage amplifies financial risk during periods of retail sector volatility, particularly as housing market headwinds and high borrowing costs constrain luxury furniture purchases. Even as short-term earnings benefit from favorable trade adjustments like tariff refunds, servicing significant debt obligations remains a primary factor behind the Underperform rating and reduced valuation targets.

What Is at Stake for Luxury Retail Valuations

The divergence between Restoration Hardware's recent earnings beat and conservative multi-year analyst projections underscores broader debate surrounding consumer discretionary equities. As retailers navigate fluctuating supply chain costs and international expansion expenses, Wall Street is increasingly distinguishing between temporary windfalls and sustainable, long-term margin expansion.
