CPI Property Group Posts H1 2026 Results, Forms HoldCo

CPI Property Group reported H1 2026 earnings with €19.9B in assets, a 2% portfolio decline, and a new Czech HoldCo structure with CPI FIM SA.

CPI Property Group reported stable financial results for the first half of 2026, pairing a €19.9 billion total asset base with an asset disposal program and a corporate restructuring involving subsidiary CPI FIM SA.

"Strong liquidity gives CPIPG time to focus on three other key objectives, operations, disposals, and corporate simplification," said David Greenbaum, Chief Executive, CPI Property Group, during the earnings call.

Asset Valuations and Income Metrics

For the first half of 2026, CPI Property Group recorded total assets of €19.9 billion, while its core property portfolio was valued at €17.5 billion, representing a 2% decrease compared to year-end figures from the earnings call transcript.

Income metrics across the European real estate portfolio saw moderate declines over the period. Net rental income fell 5% to €375 million, while net business income declined 7% to €333 million, reflecting ongoing asset sales and shifting market conditions in commercial real estate.

Corporate Simplification and New HoldCo Structure

As part of its stated objective of corporate simplification, CPI Property Group executed a structural shift on August 31, 2026. According to corporate disclosures, CPIPG and its subsidiary CPI FIM SA combined portfolio assets into a newly formed, jointly held Czech entity named CPI IMMOHOLDCO B, a.s.

Following the transaction, ownership of the new HoldCo is split between the parent company and its subsidiary. CPI Property Group holds a controlling 71.813% stake, while CPI FIM SA holds the remaining 28.187% interest.

What Is at Stake for European Real Estate

The restructuring and disposal initiatives underscore how major European property groups are managing liquidity and capital allocation in a high-interest-rate environment. By consolidating assets into localized holding entities and trimming portfolios, management aims to streamline operations while defending balance sheet metrics against property valuation headwinds.
