Citi has downgraded Pershing Square (PS) from neutral to sell because the stock’s recent rally has outpaced its underlying earnings potential. The bank maintains a $45 price target, which implies a 17.3% downside from the stock’s October 8, 2026, closing price of $54.44.

In a research note published on October 9, 2026, Citi analysts adjusted their outlook for the investment firm, reclassifying the shares as "sell/high risk." The move reflects a shift in how the bank weighs the firm's current assets against its projected growth trajectory.

Earnings Estimates and Valuation Breakdown

As part of the downgrade, Citi revised its earnings-per-share (EPS) projections for the firm. The bank lowered its 2027 EPS estimate to $0.89 from $1.01, and it increased its 2028 forecast to $0.96 from $0.91. These adjustments suggest a tempered outlook for near-term profitability compared to previous expectations.

Citi’s valuation model for Pershing Square is divided into two primary components:

  • Existing Funds: Valued at approximately $41 per share.
  • Future Growth: An additional $9 per share attributed to potential future fund launches.

What Valuation Metrics Mean for Investors

Valuation for investment firms like Pershing Square involves assessing the net asset value (NAV) of managed funds alongside the franchise value, or the potential for management fees from future capital raises. By attributing $9 per share to future fund launches, Citi is signaling that a portion of the current stock price is contingent upon the successful expansion of the firm's product line.

For investors, the downgrade highlights the tension between market sentiment and fundamental performance. When a stock trades at a premium to the estimated value of its current portfolio, as shown by the $54.44 price point relative to the $41 fund valuation, the market is pricing in high expectations for future growth. Citi’s revision suggests that the current market price leaves little room for error if future fund launches underperform or are delayed.
