SL Green Realty Corp. is ahead of its 2026 strategic objectives. A surge in Manhattan office leasing activity has caused the company to exceed its full-year volume targets early.
Through the first eight and a half months of 2026, the firm signed 1.8 million square feet of office leases, according to a report on the company's strategic progress. This performance surpassed the company's initial internal budget, which anticipated 1.5 million square feet for the full year.
"When we came into the year, we had actually budgeted for about 1.5 million square feet of leasing for the year. We set an objective of 1.7 million square feet to stretch Steve, and we've exceeded that," said Matt DiLiberto, CFO of SL Green, during the BofA Securities 2026 Global Real Estate Conference.
Operational Performance and Market Trends
The company expects its leased occupancy to climb above 95% by the end of 2026. This momentum is supported by a tightening supply of commercial space across Manhattan. The conversion of older office buildings into residential units reduces the total available inventory of high-end workspace.
Market data indicates that demand for premium office space remains high. Net effective rents in Manhattan properties have increased by approximately 30% year-over-year. This rent growth reflects a trend where tenants prioritize modern buildings with amenities.
Financial Context
The company's leasing success occurs as it navigates the commercial real estate environment. As of the market close on September 18, 2026, SL Green Realty Corp. (SLG) shares were priced at $52.08.
For investors and stakeholders, the current leasing velocity indicates the firm's ability to maintain cash flow despite macroeconomic uncertainties. Locking in long-term leases at higher effective rates provides stability for the real estate investment trust as it executes its multi-year strategic plan.
